Condo of the Week: $1.75 million for an Annex loft with a private rooftop patio

Condo of the Week: 391 Brunswick Avenue, Penthouse 1 Address: 391 Brunswick Avenue, Penthouse 1
Neighbourhood: Annex
Agent: Daena Allen-Noxon, Royal LePage Real Estate Services Ltd., Johnston and Daniel Division
Price: $1,749,000

The Place: A two-level penthouse in the Schoolhouse Lofts, a 19-unit building that was previously home to Loretto College girls school. (We featured a neighbouring suite last year.)

Bragging Rights: You get the the majestic brick exterior of an educational institution, but none of the school-standard linoleum floors and fluorescent lighting. Instead, the interiors are fitted out with hardwood, marble and sparkly chandeliers.

Big Selling Point: The open kitchen and living room lend themselves to entertaining, while the bedrooms are tucked away in private corners of the suite.

Possible Deal Breaker: Plenty of nearby schools means plenty of nearby spots where students like to congregate—sometimes not so quietly.

By the Numbers:
• $1,749,000
• $1,248.08 in monthly maintenance fees
• 2,092 square feet
• 9.6-foot ceilings
• 3 bathrooms
• 2 bedrooms
• 2 parking spots
•  2 balconies
• 1 storage locker

Went to see it a few weeks ago and it was a big meh.

    Dear Ms Spence
Having worked very hard in making what I think is a beautiful place for my family, having taken a lot of time and effort over many years to feel comfortable and happy in our very own home, with taste obviously being subjective and the fact we regretfully have to sell I really would love your input as to how we could make our HOME a little less ‘meh’

    Many thanks

For starters? Lower your asking price to something more realistic.

Unfortunately, the steep condo fees in exchange for zero amenities as well as a depressing front entrance/hallway to the building are out of your control.

After painstakingly looking at comparables within Toronto
and even within our building (Penthouse 4, down the hall, sold just the other
month at $823.00 per sqft) I have been advised and agree that the price is
where it should be. Of course, seeing your interest in this website coupled
with your comments I must naturally assume you are in the Real Estate business
yourself, and am sure that you have already done this research. I would be so grateful if you could please point me in the direction of comparables that back up your comment…………..How lucky we are that the arms of the internet have this wonderful reach as to allow us the opportunity to gain such top-notch insight from people we would never normally come across.

Glad to see you’ve followed my advice and lowered the asking price by a quarter of a million.
