An odd blend of industrial park and natural parkland, this working-class neighbourhood doesn’t have as much appeal as it should, considering that drab Jane Park Plaza is surrounded by green space. Smythe Park—a 32-acre wildlife protection area—contrasts dramatically with the nearby auto body shops.

HOUSING STOCK: A range of affordable homes and community housing lines the main thoroughfares. Squat, ragtag post-war houses crowd the narrow, hilly streets. Bordering the golf course are charming two-storey stone Tudors with deep, front yards and rock gardens.

BARGAIN ZONES: Deals can be found on the streets southeast of Smythe Park with access to Black Creek ravine. Homes south of the Lambton Golf and Country Club are relative bargains.

THE VERDICT: While this region remains one of the cheapest in the city, its schizophrenic character keeps buyers away. There are opportunities aplenty for first-time buyers.
