One of Toronto’s early subdivisions, Kingsview Village–The Westway still bears the hallmarks of its 1950s and ’60s construction: large lawns, big garages, pleasant bungalows. But the area has changed since then, largely due to its proximity to the airport and an immense immigrant influx over the past two decades. Dixon and Kipling—“Little Mogadishu” to some—is home to about 25,000 Somali. The vibrant, diverse community (now also made up of Pakistanis, and Africans from other countries), centred around the cluster of apartment towers of Dixon Park, includes halal butchers, specialty grocers, one of the city’s best outdoor basketball courts, decent schools and access to a surprising amount of green space. While crime in certain pockets inspires histrionic headlines, such representations are generally misleading.
HOUSING STOCK: The area is awash with well-maintained detached bungalows, the occasional Colonial Revival home, and older apartment buildings in various states of repair.
BARGAIN ZONES: Prices fall relative to a home’s proximity to Dixon and Kipling, and occasional bargains can still be had closer to Royal York.
THE VERDICT: Although it looks the part, the area isn’t perfect. Cleanup efforts have been somewhat successful, but crime is still a consideration around Dixon Road. Residents who can afford to do so venture outside of the ’hood for shopping and entertainment. Easy access to the city’s main highways and the proximity to Pearson are both a blessing and a curse.
