Contractors routinely interrupt the quiet of this sleepy neighbourhood, shingling a roof or unloading sheets of drywall for yet another gut job. Well-to-do young families are lured by the reno potential of the stately homes and easy access to the boutiques on the Danforth—not to mention the prospect of weekends spent in the lush green expanses of Withrow or Riverdale parks. The presence of some of the city’s best schools sends prices soaring.

HOUSNG STOCK: Two-and-a-half-storey semis and single-family homes dominate, most with big, pillared verandas. A few bay-and-gables and turreted Victorians liven up the mix. Stretches of modest semis and row houses, such as those on Logan, are found throughout.

BARGAIN ZONES: Toward Gerrard’s Chinatown East—yet still within the Withrow Avenue Public School catchment—smaller homes without parking can be had for close to $400,000.

THE VERDICT: Having kids—or a tolerance for them—seems to be an entrance requirement. A hefty dual income helps, too.

NEIGHBOURHOOD HOT SPOTS:
Bill’s Lobster This is the seafood destination of choice for chefs and gourmands across the city, with top-quality fish, exotic crustaceans and, of course, live and pinching lobsters. 599 Gerrard St. E., 416-778-0943.
Riverdale Perk Café Nestled among neighbourhood houses, this cozy café escapes the attention of nearly everyone but local residents who want to keep the pastries and light meals for themselves. 633 Logan Ave., 416-462-3538.
