Though this is a neighbourhood that can’t help but be defined by the nation’s fifth largest shopping mall in its northeastern corner, Yorkdale–Glen Park has the distinction of being both relatively affordable and uniformly well maintained, with its combination of young families and long-time senior residents taking obvious pride in their homes and their generous front yards. This is essentially suburbia with good transit—but in this case, two malls (Lawrence Square is also here) and two major thoroughfares add to its convenience.

HOUSING STOCK: This is the land of the mid-century bungalow, though southwest of Lawrence and Dufferin, in the eastern Glens (Glen Park, Glenbrook, Glengrove, Glencairn), they seem to have had a prosperous boom, with many tear-downs resulting in two-storey stone-fronted manses of the 2,000–2,200-square-foot variety (which currently list in the $800,000 range). Wide lots offer the typical suburban lifestyle.

BARGAIN ZONES: The eastern part of the neighbourhood, which comprises part of Lawrence Heights, and west of Caledonia by the tracks (especially on Eugene St., which is partially commercial) are less expensive than the core.

THE VERDICT: Three of the four boundaries of this neighbourhood are unattractive: the Allen Expressway, the railway line and Lawrence Heights. This means that though there are many amenities, it’s a good place to get a deal on a house, but not a place to expect any huge returns on investment. As a result, it’s ideal for families looking to put down roots.
