Englemount–Lawrence, a predominantly Jewish community, saw its streetscape largely set in the ’50s. Englemount, which sits below Lawrence Avenue, gives off the soothing air of a place unto itself, an island of calm. The area has a comfortably modest feel, although a number of its original houses have been replaced with ostentatious rebuilds. These, however, are the key to the neighbourhood’s future. Such conveniences as the ever-growing Lawrence Plaza, access to green space, and public transportation make this an easy place to live.

HOUSING STOCK: Neat brick bungalows flank traditional two-storey homes, European-style split-levels and more contemporary rebuilds.

BARGAIN ZONES: In general, the prices are cheaper the farther west you go. Properties closer to the Allen and the 401 tend to be less expensive due to traffic noise. Prices inch higher in Upper Forest Hill, where buyers tend to renovate rather than tear down.

THE VERDICT: This is a neighbourhood that offers good value. The Bathurst corridor is more popular, as are pockets closer to the Allen. A major selling point is its location, which is conveniently close to Yorkdale, highways and the University subway line.
