Condomonium: $500,000 for a new amenity-packed loft with 22-foot-high ceilings on Sherbourne Street

ADDRESS: 500 Sherbourne Street West, Unit 213

NEIGHBOURHOOD: North St. Jamestown

AGENT: Sofie Taskas-Kehdi and Ian Patterson, Coldwell Banker Case Realty

PRICE: $494,000

THE PLACE: A two-level loft in the podium of the newly built 500 Condos and Lofts. There’s a shared terrace on the roof, plus an in-house fitness centre, yoga studio, sauna and theatre room.

BRAGGING RIGHTS: Sure, the price is modest, but the loft’s 22-foot-high ceilings soar past the heights of plenty of million-dollar penthouses in the city.

BIG SELLING POINT: You’ll be within walking distance of everything you could possibly need to live a proper urban lifestyle—which, of course, includes shopping at the wall of cheese in the Loblaws at Maple Leaf Gardens.

POSSIBLE DEAL BREAKER: Sherbourne Street has been called “the city in a microcosm” and is home to a range of high- to low-income households. Fashion guru Jeanne Beker lives there, but if you’re skittish about sharing the street with social housing, you best keep moving.

BY THE NUMBERS:
• $494,000
• 1066 square feet
• $511 monthly maintenance fees
• 22-foot-high ceilings
• 1.5 bathrooms
• 1 bedroom
• 1 balcony

  1. 500k is modest. Welcome to Toronto.

  2. The price per sq ft is not too bad for TO.. not too sure about the St Jamestown next door though and property value appreciation over time. The bedroom is way too open.. with 22ft and the upstairs bedroom light coming in… dunno..

  5. I live in the building. When we just moved to TO we knew nothing about Sherbourne St’s “reputation” and we did not mind renting an amazing property (with a million dollar lake view in our case) for prices much lower than a couple of blocks West on Jarvis. We don’t regret our decision at all!

The location is excellent if you want downtown living close to Yonge x Bloor and the DVP. There is a brand new park right behind the building, a brand new 24h Rabba around the corner. Lower Sherbourne park and Sugar Beach are amazing in the summer.

Just stay away from the No Frills on Sherbourne St. Pay a premium and go to Rabba or MLG Loblaws.

  6. Ana, stay away from the No Frills? Why? Because you might *gasp*! rub shoulders with a poor person? You sound like such an elitist. Shame on you.
The condo pictured is nice enough, but dime a dozen in this city.

  7. there’s no `West’ on Sherbourne! It’s north south.

  8. I am no elitist but live in a nearby area and the No Frills is awful
I too would encourage people to avoid it and shop at Rabba

  9. The main draw back with the No Frills is that it is insanely busy all the time, leading to long lines and a general feeling of chaos. They often have really great Ontario and local fresh fruits and veggies on sale for cheap, though. Much better than over-priced rotting produce that I’ve found at Rabba.

  10. $500K for a 1-bed in St. Jamestown is modest?
