Because the same unit closer to the entertainment/restaurant district would cost a lot more. Good thing because the buyer would have to spend that difference gutting the inside of this unit.
December 24, 2011 at 10:59 am | by OPLIf you look closely, the condo is very dated. The bathrooms have laminate counter tops, plastic crystal style faucet handles, sinks mounted over the counter top. All that needs to come out to match the modern style of the rest of the unit. Condo fees are high for so few amenities.

It would not cost much to maintain a couple of courts as opposed to say a swimming pool, spa, sauna and change rooms that come with a lot of other condos. If you think over $1221 is a reasonable fee for monthly heat and hydro for a 2,000 square foot space, you aren’t familiar with comparable monthly fees, Peter.

The kitchen cabinets look circa 1980′s that they tried to update by painting them dark grey – it didn’t work. Plus no backsplash at all in the kitchen and the floor tiles look old. This place will need some upgrades.

That being said it is dated and needs probably $250K in reno’s; even when you add that you’re at $484 a sqft which is still pretty good. I would not be crazy about being boxed in by new constructions though and I think the maintenance is high for what you get in this building.

Please note that the price reduced to $720,000. The seller is motivated who is out of the country now. The same size condo and more maintenance fees sold in downtown Toronto worth in more than a million. Comparatively, this is the cheaper and fare price.

As someone who lived in the UK and the States during their respective housing bubbles, this is all going to end in tears. In fact, it looks like the bubbles in Toronto and Vancouver have inflated well beyond those in London, New York or Las Vegas.
It wouldn’t surprise me if the next buyer of this condo is picking it up from the bank for under $300K.
