Where to Buy Now: Davisville Village, because it’s the last place under $1 million off Yonge

Families eager for a midtown address without the Summerhill prices have one last hope. “Davisville’s probably the only off-Yonge pocket left for a house between $600,000 and $800,000,” says John Pasalis of the brokerage Realosophy Realty. “Anywhere else, its unheard of for that price range.”

BOUNDARIES
From Yonge St. to Bayview Ave.; from Eglinton to Mount Pleasant Cemetery
AVERAGE PRICES
2009: $541,655
2010: $592,110
2011: $604,556

Though the neighbourhood’s major streets are walled with condos, there are also plenty of kid-centric features. June Rowlands Park is equipped with a splash pad, a playground and plenty of lush trees. Maurice Cody Junior Public School has an environmental focus, with a grassy schoolyard and a woodland garden. And to further satisfy the adults, Mount Pleasant is lined with bistros, bars and pâtisseries.

  1. While the area is sound geographically for access to services and transit, the area is by no-means the next thing. It is an architectural wasteland, with a bizarre mix of original homes and nasty mid-80s disasters that has zero charm. If you can’t afford Summerhill, you would be better to look elsewhere…

  2. Though this is currently not the prettiest neighbourhood, it is going to get busy soon so now is the time to buy.

The bubble tea shops are going as is the monstrous Art Shoppe. Freed Developments of King Street West development fame has bought the Art Shoppe (allegedly) which will only help to improve the shops and the restaurants. La Coquine will reign no longer!!!

This house is a pretty nice place though on a very busy traffic street (should have been priced at $799,000).

  3. Somewhat misleading. The home in the photograph, is on a quiet street, and detached. Would sell for more than 1.1 Million in a matter of minutes. This article is only going to disgruntle market entry buyers. 600-800k, sure for a semi. Any detached home in Davisville Village at the 800k price point will not be very livable, but you could get a nice 3 bedroom semi-detached.
