Condo of the Week: $900,000 for a sleek Mimico suite with an uninterrupted lake view

toronto-condo-of-the-week-1-palace-pier-court-intro

Address: 1 Palace Pier Court, Suite 906
Neighbourhood: Mimico
Agent: Luke Dalinda, Royal LePage Real Estate Services Ltd., Brokerage
Price: $909,000

The Place: A two-bedroom suite in Palace Place. The building offers a slew of amenities, like a private shuttle bus, a putting green, valet parking and a 47th-floor games room with a view. We featured a three-bedroom unit in a neighbouring condo building last year.

Bragging Rights: The completely uninterrupted lake views speak for themselves. Also, you’ll be living in something of a landmark. You know the tower by that white bridge off the shoulder of the Gardiner Expressway? This is it.

Big Selling Point: The suite was remodeled with sleek high-end finishes inspired by the designs of Studio 54 legend Ian Schrager.

Possible Deal Breaker: You may prefer your waterfront property and all-white décor to come with ocean views and Miami temperatures.

By the Numbers:
• $909,000
• 1,985 square-feet
• $1,589.47 in monthly maintenance fees
• 3 bathrooms
• 2 bedrooms
• 2 sunrooms
• 1 parking space

    The condo of my dreams.

Happy to see millionaire home owners have the same Ikea sheets as me….

Awesome condo…huge space but Palace Pier Maint Fees are ridiculous! its super super cheap but U need to assess whether paying over $1600 per month in maint fee is worthy of the amenities especially if you wont be using that strange school like looking bus. The view is awesome and layout quite practical. Love it!!

  • Luke Dalinda

@Steve Bako You are wrong, sir. The all-inclusive maintenance fees at Palace Place are among the lowest fees in Humber Bay Shores, yet they include the most. It is Palace Pier that has the high fees. My rule of thumb is to divide the fees by the square footage and compare accordingly. I hope that this helps!

I thought the same thing about the lamp in the sun room photo. All I’m missing is the view, LOL

  • Steve Bako

Again…. READ my comment… if YOU are not going to be using the amenities, the fees will always be too high regardless of what is all inclusive. THATS the rule of thumb and people should not let any realtor tell them otherwise.

Just reading the title this condo attracts me so
much! Lake view! Amazing! Everything is white
like snow! I like the living room with huge windows overlook Lake Ontario.
Can you imagine waking up every morning and looking at the Lake
that is awesome! The small dining area is for romantic evenings. I bought my
    condo at http://quebec.localmartca.com/apartments-condos/
and it’s also big and spacious, with large windows to allow the natural light
come into the rooms. But it doesn’t have the lake view. Anyway, it’s made with
taste as my sister is a designer who helped me to make all necessary
improvement to make my condo look modern and comfortable. This one on the
    pictures is great!
