House of the Week: $2.9 million for a classy family home in The Beach

House of the Week: 40 Beaufort Road

Address: 40 Beaufort Road
Neighbourhood: The Beach
Agent: Mark Richards, Re/Max Hallmark Realty Ltd., Brokerage
Price: $2,890,000

The Place: A traditional six-bedroom house in The Beach recently renovated by the current owner, who runs a design and construction firm.

Bragging Rights: The outsized master suite has a wall of windows overlooking the backyard, a free-standing bathtub and—best of all—an enormous walk-in closet and dressing room with a vanity and a bench for putting on shoes or squeezing into skinny jeans.

Big Selling Point: A layout perfect for family life. The airy open kitchen allows cooks to supervise kids playing or watching television in the family room, and the large mudroom will makes for less Swiffering (which isn’t nearly as fun as the commercials make it out to be).

Possible Deal Breaker: The vaulted ceilings in the kids’ bedrooms make for cute nooks and crannies, but any tall guests will have to watch their heads.

By the Numbers:
• $2,890,000
• $11,172 in taxes (2013)
• 6 bedrooms
• 5 bathrooms
• 3 storeys (4 including basement)
• 2 gas fireplaces
• 1 butler’s pantry
• 1 detached garage

It appears that about 99% of the original architectural details of this home have been ripped out. Shame. And, the sooner the potlight phase of interior design is gone, the better. Looks like a model home, and that’s too bad.

The Good: the location, appears to be updated to modern building code standards, love how the original architectural details were blended seamlessly with the modern esthetics. A private spacious driveway.
The Bad: minor quibble with the meh landscaping in the front; no basement or laundry room shots
    The Ugly: none what-so-ever
The Realtor: slight issue with the absence of the mechanical details ( heat exchanger, electrical, age/brand of appliances, floor plans[not the MLS measurements]) otherwise good.

If I were 10 years older and $2.9 million richer I’d buy it.
