Condo of the Week: $795,000 for a high-tech loft in a former factory in Corktown

Condo of the Week: 21 River Street, Unit 3

Address: 21 River Street, Unit 3
Neighbourhood: Regent Park
Agent: Heather Rovet, Model Suites Realty Inc. Brokerage
Price: $795,000

The Place: A two-bedroom, two-level loft in a former mill factory in Corktown.

Bragging Rights: The lights, locks, music and temperature can all be controlled remotely from a smart phone or tablet, effectively eliminating all did-I-or-didn’t-I-lock-the-front-door worries.

Big Selling Point: Original cedar beams and an exposed brick wall gives the suite hard-loft cred, but polished hardwood floors, marble bathrooms, baseboards and carriage-style chandeliers translate into a surprisingly upscale vibe.

Possible Deal Breaker: No matter what this this video listing implies, buying a loft won’t automatically net you a Mercedes-Benz or a piping hot love life.

By the Numbers:
• $795,000
• $903.08 in monthly maintenance fees
• 1600 square feet
• 12-foot ceilings on the upper level
• 10-foot ceilings on the lower level
• 2 levels
• 2 bedrooms
• 2 bathrooms
• 1 parking space
• 1 Samsung Galaxy tablet

The Good – tastefully done interior, may also inquire about leaving the unit furnished as is. Personally love the subterranean location of the sleeping quarters but it may not appeal to others
The Bad – not a fan of the computerized house controls at all. Is the app universal or is it locked into that Samsung tablet.
The Ugly – one claustrophobic, munchkin-sized laundry room; exterior parking in that neighbourhood?

Realtor: feature sheet is weak esp. the layout of the building details. If you are going to include a map, at least show where the property is……….

    Hi-Tack, I believe it’s supposed to read.

I’d constantly be worried about my doors being locked in that ‘hood too.
