Condomonium: $2.5 million for a two-bedroom condo with a terrace bigger than some apartments

PRICE: $2,450,000

THE PLACE: A two-bedroom loft in 20 Niagara, a mid-rise building credited with kick-starting the condo colonization around Bathurst and King in the late 1990s. The development has won a raft of architecture awards, including one from the Ontario Association of Architects.

BRAGGING RIGHTS: It’s the largest unit in the building, which translates into enough space in the master bedroom for two separate ensuite bathrooms, each with its own walk-in closet—perfect for partners who don’t want to see each other before their first coffee of the day.

BIG SELLING POINT: Terraces line both the east and west sides of the condo. The eastern terrace, which overlooks Victoria Memorial Park, has been fully tricked out for entertaining with a kitchen, bar and fire pit (who doesn’t love a good fire pit?).

POSSIBLE DEAL BREAKER: The unit is on the first level. Although that puts the terrace roughly 12 feet off the ground, some condo owners may prefer a bit more removal from the park patrons below.

    Really sounds like a Brad Lamb listing! Can you turn one of the bathrooms into a bedroom ?! What a craziness for a condo ? 2 bedrooms and 4 bathrooms ? Are you letting all the drunkards from The Thompson up to pee? Dunno about this one, at this price, per sq feet… I really dont know. It just seem basic.. I am not WOWED!!

    They feel they’re self entitled to the park, which they don’t own.

    That size overlooking a park with a terrace like that is hard to find downtown. I like the doors to the terrace and the finishings look first class. Would make sense for downsizers or downtowners. Nice front yard!

    A private elevator for a first floor condo. Get a life people.

    This is a beautiful unit with near perfect finishes, a great floor plan and amazing terrace. However I’m not a fan of being on the first floor and $960 per sqft is way too steep for this market.

    @Jess – nice. Guess you don’t have a friend or relative who uses a wheelchair or walker or use one yourself.
