Farmland until the mid-1960s, Humber Summit is about as far west, and absolutely as far north as you can go and still be in the city. Dominated by light and heavy industrial properties, the residential area hews pretty closely to Islington, where there’s a 24-hour bus to keep residents connected. The streets are mostly short and curvy, with large frontages. Originally an Italian neighbourhood, there’s been a Portuguese influx from Little Portugal into the larger homes, though the top three languages spoken other than English are Italian, Punjabi and Urdu. Rowntree Mills Park provides a great deal of well-tended green space, and Pine Ridge Cemetery is pleasant.

HOUSING STOCK: Though there are some detached bungalows, as well as large and expensive homes looking out over Rowntree Mills Park from Aviemore Drive, the dominant model is the 1970s one-storey duplex with double garages standing out like buckteeth and driveways often stuffed with four or more cars.

BARGAIN ZONES: Look east of Islington, near the industrial parklands.

THE VERDICT: The residential portion of this area is divided in two by Islington. Up-traders are moving into the 2,500- to 3,500-square-foot new builds to the west, with park access near the river. Proximity to Vaughan is an asset.

Lee Valley Tools The high-end, family-owned chain hardware store has become de rigueur for the gardening and home-improvement set. 5701 Steeles Ave. W., 416-746-0850.
Verses Caribbean and Ghanaian Food Verses is technically in Woodbridge, but in this restaurant-starved ’hood, it’s worth crossing the street for. 7007 Islington Ave., 905-265-7767.
