This hodgepodge of a neighbourhood wears its quickly accreted layers very close to the surface. The oldest businesses are Italian, but there’s also a long-established Portuguese population, along with many Caribbean-Canadians. The newest businesses, at the corner of Dufferin and Eglinton, are Filipino groceries. With Eglinton in a state of commercial flux, and the Storewide Sale banners competing for attention with For Lease signs, this is definitely a community in transition.

HOUSING STOCK: There is no norm here, with pre-war bungalows next to ’60s duplexes next to new detached two-storey builds with stone façades. The houses range in size from about 1,000 to 2,000 square feet.

BARGAIN ZONES: Bargains are scattered throughout the neighbourhood in the form of smaller houses—some badly in need of repair.

THE VERDICT: With Dufferin to the east and Eglinton to the north, this neighbourhood feels connected. It’s modest, with some stretches of street bordering on the slummy, but it is also a family-oriented community, with tricycles and skateboards everywhere (though very few bicycles, due to extreme hilliness). You can still get a house for less than $300,000, with the goal of building something bigger later on. Some of the lots have been divided and now hold two-storey semi-detached homes—older ones sell for around $300,000, while the newer bunch go from $400,000 to $500,000.

NEIGHBOURHOOD HOT SPOTS:
