The biggest draw here is the 20-minute walk to the lake (evident from the “Upper Beaches” tag on a townhouse project west of Main). The Ted Reeves Arena and the East City YMCA have solid recreation programs, Malvern Collegiate Institute has a top-notch English program, the trees are mature, and Gerrard and Kingston are both fairly quiet through this stretch. Transit access is better in the north end, however southern residents trade lake access for the infamously long Queen streetcar wait.
HOUSING STOCK: Most homes are two-storey brick semis and detached houses with landscaping. Small bungalows are quickly snapped up.
BARGAIN ZONES: Prices become substantially cheaper north of Gerrard.
THE VERDICT: A great spot for couples starting families and homeowners who can’t quite afford the Beach.
