Due north of ritzy Playter Estates, this area has it own charms. In the Golden Triangle, a mini-nabe north of O’Connor and east of Pape, you’ll see retirees relaxing on the front porch and kids playing road hockey. There are many renters in the area (approximately 70 per cent), due to the swath of apartment buildings on Gamble and Cosburn that house many immigrants from former Soviet republics.
HOUSING STOCK: With its attractive 1930s and ’40s detached brick houses, Nealon Avenue could almost double for a street in Leaside; to the east and north, smaller semis line the streets. On the west side of Broadview, MintoSkyy, a LEED-certified condo tower slated for occupancy in late 2009, will have killer valley views.
BARGAIN ZONES: House prices have jumped in the past five years, in some cases by almost 75 per cent. Look for well-maintained (but not fluffed) semis north of Mortimer.
THE VERDICT: Steps from the busy thoroughfare of Pape, the streets are relatively quiet and inviting, and great for first-time buyers.
