Kids are a priority in this very family-oriented neighbourhood, with plenty of nearby elementary schools, such as Agincourt Jr. PS. Young ones and seniors alike enjoy lots of parkland and community centre programming. Chinese, Sri Lankan and other Asian populations are well served by the restaurants and small groceries, but it will take a bit of travelling to get to the nearest Metro or Loblaws. Having your own set of wheels is a definite advantage: the on-ramp to Highway 401 is seconds away, and the 404 and 407 aren’t too far of a trek.

HOUSING STOCK: Most of the detached and semi-detached houses were built in the 1970s and ’80s, and, for the most part, are in good shape, with mature gardens, two-car garages, and generous lots that make new homebuyers gasp. For Edwardian brick homes from the 1910s and ’20s, your best bet is Old Agincourt (between Midland Avenue and the train tracks, from Sheppard north to Lockie Avenue).

BARGAIN ZONES: The strip between Sheppard and Highway 401 is slightly cheaper, due in large part to the accompanying traffic and noise. The streets around the area’s two schools—Whitehaven, west of Markham Road, and C. D. Farquharson, west of McCowan Road—offer some decent bungalows and semis scattered among more expensive detached homes.

THE VERDICT: If grinding rush-hour commutes and limited GO train service (at Kennedy and Sheppard) can be endured, this is an excellent quasi-suburban spot. It’s got more personality than the usual 905 bedroom community and more green space than the average downtown ’hood. Ethnic groups—mostly Asians—with roots in the area are eager to settle here.
