Orchids in clay pots wink at the quiet street from the front window of a classic Don Mills bungalow. Here in the centre of Parkwoods–Donalda, streets wind around ravines and the Donalda Golf and Country Club, while bird chirps fill the air, as do the sounds of the nearby 401 and DVP. Brady Bunch-era backsplits and bungalows with carports line streets with names like Coral and Rialto. Townhouses and apartments on the fringes attract first-time buyers, renters (60 per cent of residents rent) and new immigrants add to the area’s growing South and East Asian communities. With price tags sometimes a quarter cheaper than in Don Mills or Leaside, this neighbourhood has long been overlooked and underpriced. However, that’s starting to change: bidding wars and construction on supersize mansions have begun—so much for the dream of affordable suburbia.
HOUSING STOCK: Sixties and ’70s era bungalows ($500,000), split-levels and some larger four- or five-bedrooms dominate, with prices increasing closer to the golf course. For example, an updated ravine sidesplit in Parkwoods with indoor pool, wine cellar and sauna is listed at $750,000. Condos near the DVP on Brookbanks and Valley Woods beckon first-time buyers.
BARGAIN ZONES: Look for townhouses on Brookbanks for around $400,000. Between York Mills and the 401, a three-bedroom raised bungalow with basement is listed at $345,000.
THE VERDICT: Young professionals who grew up in the neighbourhood are moving back to be near mom and dad–and they’re bringing cash, babies and expansion plans. Riverdale and Leaside residents are making a bundle by selling and moving to comparable (though cheaper) houses here.
