Sale of the Week: the $985,000 Parkwoods-Donalda home that shows semis can be (relative) bargains

Sale of the Week: 139 Three Valleys Drive

Address: 139 Three Valleys Drive
Neighbourhood: Parkwoods-Donalda
Agent: Ecko Jay, Ecko Jay Realty Ltd., Brokerage

The Property: Nestled in a laid-back pocket community surrounded by the Donalda Club golf course, this renovated four-level backsplit semi combines the privacy of a ravine lot with contemporary California-style design. The rooms are illuminated by skylights embedded in high ceilings. Nearly every energy-saving, commercial-grade window overlooks the ravine. Not only are parks, nature trails and walkways within reach, but so are the ritzy restaurants and shopping centres of York Mills and Don Mills.

The History: This home looks nothing like it did when the sellers moved in. The long-time owners—the husband and wife team behind Hashim Homes—spent around $375,000 on renovations and additions intended to make the place roomier for their five children. The changes included a heated foyer floor, a third bathroom and a more-spacious kitchen and living area. The couple also redid the facade to give the semi the appearance of a detached home. The sellers intended to stick around, but when they realized they couldn’t couldn’t enlarge the house as much as they wanted to, they made the hard decision to put it on the market.

The Fate: The new owners are a maturing couple whose children have moved away, giving them an opportunity to downsize from their Bayview and Eglinton digs. They’ll be able to enjoy the benefits of a home renovated for the long-term, rather than a quick flip. The location near the DVP will make for easy trips downtown.

The Sale: According to the agent, the house “deserved” to sell for over $1 million, but its semi-detached status kept it from getting there, making the property quite a deal for the buyers. A two-day open house attracted crowds of viewers, many of whom assumed they were seeing a detached home, because of its clever design. The sellers received nine offers after seven days. 139 Three Valleys broke the record sale for a renovated semi-detached in the area, and came close to doing the same for the Don Mills area at large—at least, to the best of the agent’s knowledge.
