ADDRESS: 11 Drumsnab Road
NEIGHBOURHOOD: Rosedale-Moore Park
AGENT: James Warren, Royal LePage J&D Division, Brokerage
PRICE: $2,995,000
THE PLACE: A three-storey 1926 Dutch Tudor in ritzy Rosedale.
BRAGGING RIGHTS: Exclusivity. The semi-private road with cobblestone edges and coach lamps is the closest thing you can find to a gated community in Toronto.
BIG SELLING POINT: This home oozes curb appeal—three impressive storeys, an original cedar shake roof (with copper treatments), a circular red-brick awning and impeccable landscaping.
POSSIBLE DEAL BREAKER: The family room is cozy (check out the leaded glass windows and original oak flooring)—but it could do with a modern update.
BY THE NUMBERS:
• $2,995,000
• 85 years old
• 70 feet of frontage
• 6 bedrooms
• 5 bathrooms
• 2 fireplaces
• 1 exercise room
• 1 semi-private road
- The exterior is in keeping with Tudor-style architecture.
- A private road leading to the property
- The front door—have fun changing the lightbulb.
- We’re not sure who would ever sit in these chairs beside the door. Guards, perhaps.
- The living room, complete with table statuettes and pensive painting
- The dining room, with a distinctive fern-shaped chandelier
- The oven-fireplace combo makes for a very toasty kitchen
- Instead of being isolated, the kitchen is integrated with nearby living spaces
- The family room, just off the kitchen
- Expect to be as relaxed as the man in the painting
- Beautiful wood finish, from the floors to the crown moulding
- One of six bedrooms in the house
- Another bedroom, with chairs positioned for those watching you sleep
- The first of five bathrooms
- The same bathroom from another angle
- Another bathroom
- A third bathroom
- We’re not sure what this room is for, but it would make a fine home for your 1/3-scale replica of Michelangelo’s Pieta.
- The backyard
- Two Chinese guardian lion statues guard the backyard.
- This statue makes a lovely centrepiece for the garden; sadly, it is not included.
- The backyard garden
- Another angle on the backyard

It looks lovely from the outside, but the interior is absolutely hideous. The rugs, the furniture…ugh!
November 9, 2011 at 4:16 pm | by Mel3 million?! Really? For such a beautiful house in a prime neighborhood, I was shocked and disappointed to see just how desperately this home needs to be professionally redecorated. Next time you’re picking a house of the week, pick something that has more than just good bones in a prime location; find something that’s actually worth showing off.
November 9, 2011 at 5:14 pm | by DisappointedThe good thing about purchasing this is that the furnishings are not included. Thank god !
November 9, 2011 at 5:52 pm | by pabloI noticed there is no swimming pool and the heating system is till the old radiators (notice rad at front dorr entrance)and not forced air gas. What do they have for air conditioning, window units or penguinos?
November 10, 2011 at 8:07 am | by Cosmo MannellaSeems like a beautiful neighbourhood and I’m sure it is but $3m seems a high asking price.

Did not see a garage which is a large factor in buying property with most people. The neighbour seems to be right up against you. Love the kitchen but the house seems dark inside.
November 10, 2011 at 8:41 am | by Gloria GlocklingAwful looking home, the place looks like a complete re-do. For a family that has money, I guess they were not able to buy any taste.
November 10, 2011 at 5:50 pm | by christinaAgree heartily with the comments on the interior design. It’s such a mish-mash it makes me wonder if anyone lived there recently. The kitchen definitely needs a re-do. The bathroom is old-fashioned-looking – and not in a charming way. But the gardens look nice.
November 10, 2011 at 6:21 pm | by MiaGloria, there is a single car garage, located on the right. A very small single car garage with a narrow driveway. Besides the garden, the rest of the house is underwhelming.
November 10, 2011 at 10:49 pm | by LordWankerI love the Caption writer’s comments as usual! Keep up the great work you sassy chick!
November 11, 2011 at 12:13 am | by PedroSomeone will snap this up at $3M, gut it, give it the full monty and flip it for at least double the price.
November 11, 2011 at 11:55 am | by MethinksIt is the most beautiful house and anything can be changed. Lovely.
November 11, 2011 at 12:20 pm | by PeterWhat a beautiful house, I live nearby and this house is situated in a private park like setting. I have always admired it. Its peaceful.
The inside is fine. It can be changed too more modern standards, but the outside is what caught my attention.
And, they have such stunning gardens as well.
Thanks for sharing… I hope you do well.

As part of my luxury home tours at http://www.UniqueToronto.com/LuxuryHomes, I enjoy the feedback I hear & share it with the owners who also enjoy hearing the good/bad/ugly.
