House of the Week: $1.2 million for a spacious penthouse in the city centre

ADDRESS: 35 Hayden Street, Penthouse 3202

NEIGHBOURHOOD: Church-Yonge Corridor

AGENT: Eugene Palermo and Danielle Elise McIntosh, Chestnut Park Real Estate Ltd., Brokerage.

PRICE: $1,197,500

THE PLACE: The deluxe penthouse near Yonge and Bloor is smack in the centre of the centre of the universe. Plus, with almost 2,000 square feet of open concept space and 10-foot ceilings, it’s a far cry from the shoebox apartments dominating the Lake Shore (instead of claustrophobic, it feels bright and airy).

BRAGGING RIGHTS: Three enormous balconies. Who needs a big-screen TV or a pile of old Archie comics when the living room boasts a massive 19-by-10-foot south-facing terrace? Even the bathroom has west-facing windows, showcasing a spectacular cityscape.

BIG SELLING POINT: Location, location, location. It’s a 10-minute subway ride to the financial district and a short walk to Yorkville, Yongesterdam or the Church-Wellesley Village, making the condo ideal for a young professional who likes an easy commute and any number of options for weekend reveling.

POSSIBLE DEAL BREAKER: If last week’s news of the exterior skywalk at the CN Tower gave you the heebie-jeebies, this 32nd-floor balcony might be too much. Take the advice you learned watching Looney Tunes and don’t look down.

BY THE NUMBERS:
• $1,197,500
• 1,956 square feet
• 3 bathrooms
• 3 balconies
• 2 bedrooms
• 1 den
• 1 parking spot
• 1 sub-zero fridge
• 1 awesome view from the shower

  3. it actually does look bigger
the chandelier in the kitchen is pretty awful
the problem with these buildings is when you look down on the tops of other buildings it is not a pretty site and some of these buildings have noisy equipment on their roof

  5. This condo has wonderful potential & hopefully any prospective buyers will look past the poor staging and terribly wrinkled linen.

  6. Cold, sterile and some of the most hideous mismatched furniture I’ve ever seen. Hope the owner didn’t actually pay someone to have the place staged!

  7. Between this listing and the lame california wine list presented in the same Toronto Life news letter, if this is the best Toronto has to offer these days I might as well move to Barrie and save myself some cake, cuz the goods are really not doing it for me here. Embarrassing view of the downtown core, I’m sorry but maybe my view of Toronto has changed, but that is one ugly view of the city.

  8. For such a huge place, it has a terribly small kitchen that is cut off from everything else. The building is UGLY. I guess its ok if your on the inside looking out as oppose to the outside looking in.

  9. I think Toronto Life needs to mellow out a bit. Seven figure asking price doesn’t equal quality. It’s all well and good that this condo has all of this “outdoor space” but look at those balconies – they’re hideous. As is the flooring in the second bedroom onsuite. And let’s not forget to note the shoddy photography used to “showcase” this place. Two words – EPIC FAIL!

  10. For such an expensive penthouse condo, you would think that they would of at least had some better fixtures like the taps in the washroom and kitchen, I’m sure I can get the same ones at Home Depot for $9.99.. And, why wouldn’t there be a double sink in the kitchen and even bathroom.. This place is way over priced for such basic finishes..And the staging, embarrassing.

  11. I’VE SEEN THIS PLACE IN PERSON & IT IS STUNNING INSIDE. THE VIEWS ARE SPECTACULAR AND THE PICTURES REALLY DON’T DO IT JUSTICE. PRACTICALLY IN YORKVILLE THIS PLACE IS A BARGIN

  12. What a dump…..are they serious about the price? Who wouldn’t love to live on the 32rd floor and commute up to your home. Dump Dump Dump

  14. Oh Lordy! Ah, you can afford a 1.2 million home but not better decorating? Or even a stager to give it a make over before you are featured in Toronto Life? My $700 one bedroom apartment is comparable and right downtown too!

  15. Just viewed all the photos and have to add a YUCK! Really?! The views are so sad – not a green leaf in site. Keep paving over nature Toronto.
