Home of the Week: $669,000 for a spacious condo at Queen and John

ADDRESS: 169 John Street, Unit 905

NEIGHBOURHOOD: Kensington-Chinatown

AGENT: Carl Langschmidt, Royal LePage – Your Community Realty, Brokerage

PRICE: $669,000

THE PLACE: A spacious two-bedroom, two-bathroom loft in the heart of downtown for under $700,000 might sound too good to be true, but at John and Renfrew, just steps from Grange Park, it’s the real deal.

BRAGGING RIGHTS: With high, exposed concrete ceilings, a wide-open floor plan and a large kitchen for cooking or mixing drinks, this condo embodies the cool downtown vibe of a swinging loft that’s perfect for entertaining (read: pre-drinking).

BIG SELLING POINT: Location, location, location. Sure, it might also be a deal breaker (see below), but buying here puts you at the centre of everything great in Toronto. Walk to lunch in Chinatown, shops on Queen West, art at the AGO and clubs on Richmond.

POSSIBLE DEAL BREAKER: Location, location, location. MuchMusic’s home base is a block away, at the infamous corner where tweens go ballistic for Auto-Tuned, prepubescent boys. A weekend away in late June might not be such a bad idea.

BY THE NUMBERS:

• $4,134 taxes
• $579.93 in monthly maintenance fees
• 2 bedrooms
• 2 bathrooms
• 2 walkouts
• 1,250 square feet
• 145-square-foot balcony

  6. “Too good to be true” to be $669K for a condo?! Toronto Life…get a grip.

  7. “Pre-drinking”? Isn’t that the domain of college kids who don’t – or shouldn’t – have the money to carry a $530,000 mortgage?

  8. Love it…looks so easy to keep clean. Would have been good to also have a soaker tub. Hate the area though.

  9. You’re kidding, right? It’s better off as an executive rental than a full-on purchase.

  10. These are the times when I wish my kids would grow up faster and then I could buy this. A bit spare in how it is decorated, but it’s super–and I would love to live in the midst of it all…

  12. 8 shots of the empty, sorry I mean spacious living area and only 1 shot of a bathroom and 1 of a bedroom. Hmm and the listing says 2 bedroom 2 bath, can you say “closet with a laundry sink”.

  13. $669k to share walls, have exposed concrete and ductwork and listen to street noise? Perfect for the millionaire 23-year old. Can’t imagine anyone else wanting this. The comment about executive rental was spot-on.

  15. I have viewed this property. Unbeatable location, spacious rooms, nice finishes, decent value. Unfortunately the place was FILTHY. Removing the clothes rod from inside the window of the master bedroom, emptying the overflowing ashtray on the balcony, a Swiffer and some Lysol wipes might get this thing off the market. It’s been listed since mid-January in a pretty hot market. Perhaps that’s why.
