House of the Week: $2.1 million for a Wychwood Park stunner lived in by its architect

78 Wychwood Park

ADDRESS: 78 Wychwood Park

NEIGHBOURHOOD: Wychwood

AGENT: Nicole Weber, Schiavone Diamond Team, Prudential Town Centre Realty

PRICE: $2,100,000

THE PLACE: Built into the landscape, facing a pond and surrounded by lush greenery, this is basically Mole End writ large—only with the added benefits of central heating, electric lighting and an indoor garage (presumably to stop Toad from stealing the car). The exterior mimics the historic Arts and Crafts–style architecture of the neighbourhood, but the house was originally built in 1990 by architect Mel Mekinda, who has lived there ever since, so the interiors are sun filled, clean lined and contemporary (a painting in the dining room conceals a flat-screen TV).

BRAGGING RIGHTS: Wychwood Park was founded by landscape painter Marmaduke Matthews in the 1870s and has since been home to local legends like artist Gustav Hahn, architect Eden Smith and thinker Marshall McLuhan.

BIG SELLING POINT: Living in a Wind in the Willows fantasy that’s steps away from the TTC, Wychwood Barns and St. Clair’s restaurant row—although who needs The Stockyards when the house has a dedicated barbecue terrace?

POSSIBLE DEAL BREAKER: This could go either way, but the original architect-owner is moving just next door, so ripping out the kitchen and adding a solarium may be met with unscheduled site inspections.

BY THE NUMBERS:

• A gazillion trees
• $15,625.00 in taxes
• $1,212.77 for the Wychwood Park Association fee
• 3,500 square feet
• 4 bedrooms
• 4 washrooms
• 3 levels
• 2-car driveway
• 1-car garage
• 1 fireplace
• 1 barbecue terrace (gas grill included)
• 1 covered porch
• 1 “piano area”
• 1 balcony

  1. While it is nicely built, it is horrendously decorated and what is up with that island in the kitchen?

  2. Too ‘contemporary’ for me. Even though it was built in the 90s, it feels like the 80s.

  3. Definitely a stunner. Beautiful inside and out. Props to the agent….as I see it is sold already. House seems to flow very nicely. Could use a railing on this outside steps. Love the traditional exterior with a rather modern interior.

  5. Too many steps outside. Doesn’t seem to be wheelchair accessible. Needs more enclosed parking spots.

  6. On further examination…too Miami Vice for me. Maybe if the decor was from this century, it would look better.

  7. Who decorates these places?

  8. Impressive. Photos don’t often do justice….but it appears to be a really nice home. Lucky new owner!

  10. Lets be honest, its the location that makes this home so incredible. I’d tear the whole thing down and rebuild something way cooler, less rooms, more open and a lot warmer. But I don’t have 2.1 mill so I’ll keep dreaming of living in Wychwood park as I jog through it this summer…

  11. Yes definite 80s look railings, baths and kitchen. would need upgrading but if you’re paying 2.1 million to begin with, that’s not a big deal.

  12. Looks like the architect is in desperate need of an interior designer. The furnishings/layout of my $800/mo apartment look a lot better than this, and I got most of my stuff off the street.

  13. Terrible location – right on Davenport with no privacy and tonnes of noise.

  14. What a extremely charming home. Very open and yet warm and inviting.
A great place to have parties. I could see my self knitting by the fireplace. The architecture is amazing. Pat L.

  15. Beautiful house, inside and out. I’d be happy to just live next door…let alone at the house itself.
