Home of the Week: $4.2 million for an Av and Dav condo that questions the supremacy of the detached house

ADDRESS: 238 Davenport, Suite 303

NEIGHBOURHOOD: Casa Loma

AGENT: Dorann Gottlieb and Erica Gottlieb, Prudential Sadie Moranis Realty

PRICE: $4,195,000

THE PLACE: This two-storey condo is hidden in plain sight at Av and Dav, directly above the sleek headquarters of interior design powerhouse Powell and Bonnell. The coveted space (one of only seven units in the building) offers a bunch of features more common to houses: four bedrooms, three baths, nearly 4,000 square feet of interior space, a six-burner gas stove, a fireplace, a patio and a 200+ bottle wine fridge. This property is likely to convert any die-hard house dweller to the condo way of life.

BRAGGING RIGHTS: The 750 square-foot terrace has its own fireplace. This summer, while suffering through yet another backyard barbecue story, you can simply say, “that’s great, but we roasted marshmallows on our deck last night.”

BIG SELLING POINT: The living room, which takes up two storeys and has 18-foot  glass walls that afford sweeping views of the city. No problems if you’re shy—the room is set far enough back from the street so that neighbours won’t get a sweeping view of the owners.

POSSIBLE DEAL BREAKER: The place is only steps away from outlets selling some of Toronto’s priciest lifestyle products—Whole Foods, Bang & Olufsen, Ferrari Maserati, all of Hazelton Lanesso you may want to budget another couple grand for impulse buys.

BY THE NUMBERS:

• $21,416.26 2010 annual taxes
• $1,601.20 monthly maintenance fees
• 200-bottle fridge
• 18-foot glass windows
• 4 bedrooms
• 3 bathrooms
• 2 fireplaces
• 2 parking spaces

  4. Poor location; The entire surrounding area is unsightly…

Almost at the corner of Davenport and Avenue, a very busy intersection. Right beside this condo, is a HUGE ugly old rental apartment, full of welfare people. The corner convenience store is gross with nothing decent in it. There is a dry cleaner and water bottle store right across the street…just not good.
The only redeeming buidling is Gluckstein is right next door, and that is beautiful.
For $4mill with this location, no way…however,if this was in Yorkville, it would be crazy perfect.

  5. @ Jam: are “welfare people” an affront to your delicate sensibilities??

  6. @glammie: is the fact that someone would not want to pay 4 million to live next to a “welfare poeple” an affront to your delicate sensibilities??

  7. For all the crap that is included in Gimme Shelter, Toronto Life you have redeemed yourself. This place is a dream. The location is amazing and from the images it feels like you’re not even in the city while inside the home. I’ve walked by a million times and always wanted to take a tour. Its perfect in every way.

  8. I have to agree with Jam about the location. Not the greatest corner of the city (technically the Annex but considered Yorkville, it’s a beautiful place that you’d expect to find on a nicer street). If only you could transport it to a better part of the interior of Yorkville… But then again, something’s always got to give when it comes to Toronto real estate.
